Mirror-polished terrazzo lobby floor restored by Livane Renovation Group, South Florida

Our Story · South Florida

Most people don't realize how quickly South Florida can humble
a commercial floor.

One week it looks fine. Then the humidity, the foot traffic, the UV — and suddenly a lobby that was supposed to impress starts telling a different story. It's not neglect. It's the environment. And if you've managed commercial property here long enough, you learn a quiet truth: keeping it right isn't hard because it's complicated. It's hard because you need someone you can actually count on.

That's where our story starts — before we ever thought we'd be in commercial renovation.

We were two friends with the same frustration: working hard for someone else, watching standards slip, watching "good enough" become the new baseline, and feeling that itch that says we could build something better with our own hands. When we stepped away and started building under the Livane Group, we weren't chasing a market. We were chasing one thing: honest work, done properly, with nobody asking us to cut corners.

Then the commercial side of South Florida introduced us to what we didn't know we were missing.

Every surface tells on you. Every shortcut shows.

We had just finished a scope at a commercial property in Miami-Dade. As we wrapped up, the building manager walked over — not in a rushed way, more like someone who had been watching how a crew moves when they actually care. He didn't ask for a deal. He looked at the floor and said: "I have a lobby terrazzo that's been dull for three years. My regular guy keeps cleaning it. It never looks right. Can your team actually fix it?"

We said yes immediately. Not because we were chasing work — because the problem sounded like exactly the kind of thing that shouldn't exist. A beautiful 1970s terrazzo floor in a South Florida commercial lobby isn't just another surface to restore. Every scratch, every dull patch tells on you. Every shortcut shows. And something about that kind of work pulls you in.

"The first time we stood in that lobby with our equipment, we felt it: focus, pride, a little adrenaline. The kind of satisfaction you don't get from rushing."

That first lobby became our first long-term client.

And without realizing it, one simple "yes" quietly became the foundation for everything we do today. Clients talk. Property managers talk even faster. The work kept coming — not because we shouted louder than anyone else, but because owners and managers noticed the same thing that building manager noticed: consistency, care, and a crew that treats a commercial property like it's not just "a job."

Over time, we built a real operation — trained crew, clear standards, a repeatable process. Not a "maybe we'll show up" kind of service, but something you can put on a calendar and trust.

Today, Livane Renovation Group serves commercial properties across South Florida — primarily Miami and Fort Lauderdale. We handle floor polishing and restoration, interior renovation and finish work, exterior surface cleaning and sealing, and multi-scope commercial coordination. Owners, property managers, GCs, and facility teams come to us when they want the work done right the first time, by a team they don't have to chase.

What We Stand For

How we work hasn't changed since that first lobby.

We still show up with first-day energy. We still walk the surface before we touch anything. We still don't leave until the result is something we'd be proud to hand back if it were our own building.

01

Evaluation Before Method

What a floor in Miami needs isn't always what a floor in Fort Lauderdale needs. What a marble lobby needs isn't what a concrete warehouse needs. We assess the actual surface condition before deciding anything — because the wrong process on the right surface is still the wrong answer.

02

The Quiet and Right Thing

We don't do the fast and careless thing. We do the quiet and right thing. Our crew doesn't rush to hit numbers. They move at the pace the work requires — methodical, focused, aware that the result lives in the building long after we're gone.

03

One Partner, Not a Vendor List

When a commercial property needs floor restoration, interior finish work, and exterior surface sealing, we handle all of it under one coordinated scope. Fewer handoffs, cleaner scheduling, and a single point of accountability for the result.

04

Scope Clarity Before Mobilizing

We define the exact scope, surface access requirements, material specifications, and timeline before our crew sets foot on site. No surprises mid-project. No vague estimates that expand later. Property managers and GCs get exactly what they were told they'd get.

05

Territory We Know Well

South Florida is our market. Miami-Dade, Fort Lauderdale, Broward County — we understand the climate conditions, the surface types common to the region, the pace of commercial property management here, and how to coordinate within occupied spaces without disrupting tenants.

06

No Overcommitting

We don't pretend to be a full general contractor. We don't take work we can't execute well. We define our scope clearly and execute it with precision. That honesty is what keeps property managers coming back — because in this industry, knowing what someone won't do is as valuable as knowing what they will.

How We Work

One small thing that keeps everything reliable.

Our process is designed so that property managers, building owners, and GCs can hand us a scope and step back — knowing the result will be what they were told it would be.

Before any crew mobilizes, we confirm the full scope: surface condition, access instructions, building rules, water hookup location, tenant schedule constraints, and anything else that affects how the work gets done. It's a human step that removes the kind of surprises that turn good renovation work into bad experiences.

"The job isn't the floor. The job is returning a better-looking, better-protected surface to a property manager who can focus on everything else."
01

Share the Scope

Send us photos, square footage, and a description of the surface condition. We review before committing to anything — because an honest scope starts with honest information.

02

Site Visit If Needed

For multi-scope or complex projects, we visit the property to assess conditions directly, measure accurately, and confirm the right method before providing pricing.

03

Scope & Timeline Agreement

We agree on the exact scope, materials, access requirements, and schedule in writing. No expansions mid-project. No vague language that shifts after you say yes.

04

Execution & Delivery

Our trained crew executes the work with commercial-grade equipment. Site is left clean. The result is documented and delivered exactly as defined — and you don't have to chase us down to find out if it's done.

Why we care about this work.

A commercial property should feel right to everyone who walks through it — clients, tenants, employees, visitors. The floor is never just a surface. It's the first impression before anyone says a word. The lobby terrazzo your building's had for forty years tells people something about you every single day. Whether it's been restored or neglected is obvious before anyone even looks up.

We believe the value of a well-maintained commercial property is in keeping it ready. Clean enough to be proud of. Protected enough that it's not quietly aging faster than it should.

That's what we're here for.
