Conditions to inspect

The visible tile is only one part of the decision. A contractor should inspect bond, movement patterns, transitions, door clearance, perimeter conditions and the substrate history that can reasonably be observed. Wet areas and exterior surfaces require additional attention because a new finish does not correct an unsuitable underlying moisture-management assembly.

Removal exposes the substrate and makes direct preparation possible, but it also adds demolition, debris, noise and the possibility of discovering conditions not visible during the initial survey. Retaining tile avoids some demolition but transfers confidence in the old assembly into the new work.

Decision criteria

• Map hollow or loose areas rather than judging one isolated tile.
• Check total finish height at doors, cabinets, drains and adjoining floors.
• Confirm the proposed bonding system is compatible with the cleaned existing finish.
• Remove material when uncertainty or widespread failure makes the retained layer an unreasonable base.
